This 3 bedroom villa is located in what is known as the “Bird Land” section of Punta Gorda Isles since many of the streets are named for birds. All homes are located on canals that lead to Charlotte Harbor. It's a quiet neighborhood with predominantly retirees; the home was constructed in 1989. The property is located on a nine-home cul-de-sac (mostly owner-occupied). Indoor living space is 1900 square feet and outdoor living space is an additional 700 square feet. The home has been beautifully and comfortably decorated and accessorized.

The Master suite is separated from the other bedrooms and features queen-size bed, en-suite bath with separate water closet, two sinks, tub and large shower with bench. The Second bedroom features a queen-size bed. Third bedroom features a full size bed and both have walk-in closets and ceiling fans. These two bedrooms share a bathroom with shower and large vanity, and that has direct access to pool and lanai. There are plenty of towels.

The large, high-ceiling family/great room has a large sectional sofa that includes two reclining seats. There is a wine rack and glasses, a floor lamp and overhead lighting and ceiling fan. The open kitchen has an island and counter-height seating for three, stocked with all necessary kitchenware. The Dinette has a glass-top table and seating for four in a tropical motif. The high-ceiling parlor/lounge room has two plush sofas, a plush great chair and ottoman, Persian carpet, soft lighting and a mirrored wall. The Office has a desk, chairs, credenza and bookshelf. The Laundry room has a washer and dryer and area to hang drying clothes. The Garage has an automatic door.

Bicycles in the garage are available for guest use. There is a screened-in lanai with geometric brick tile and pool with southern exposure. The pool is serviced weekly. A portion of the lanai is protected by a roof. Fully-opening double sliding glass doors lead to the lanai from the Master suite, parlor and family/great room for true indoor/outdoor living. The second bathroom leads directly to the lanai/pool area. The Lanai features a large patio table with seating for six, bar-height counter at kitchen pass-through window with seating for three, gas grill, chaise lounge and other seating for pool area, ceiling fan and light. The pool has under-water blue lights for nighttime glow. The property has tropical, well-maintained landscaping and there is a private dock on the canal with light.
