This 2 bedroom condo is one of 33 in the complex. Each unit has a dock in a fresh water canal 40 feet from the back door. The dock will accommodate approximately a 26 foot boat and has approximately 3 feet of water at low tide. the canal opens up into Kings Bay which is formed by many different fresh water springs. The Bay forms Crystal River which empties into the Gulf, 8 miles away. Access to the Gulf is good with a well marked and maintained channel. There is good fishing in the river, inshore, and offshore. Manatees are plentiful in Kings Bay in the winter. 

The entire bay and canal system is crystal clear spring water. The largest spring in the Bay is a world famous dive site. It has a fairly large cavern at 50 feet that is an easy dive for an open water certified diver. The water is 70 degrees year around. People come from all over to snorkle with the Manatees through the winter. This is a wonderful place for someone who enjoys boating, nature and fishing. The river and Bay are calm protected waters easily enjoyed by smaller boats including canoes and kayaks but accessible by larger boats. There is no boat trailer parking at the condo but they can be parked at nearby marinas or storage lots for a nominal fee. There are major chain stores and a mall within 10 miles. There is a major grocery within 1 mil e.
