TERMS and CONDITIONS:
1. No more than two persons per bedroom may occupy the premises except children's room, unless by prior written agreement.
2. RENT: 50% of the total cost due to hold reservation. Balance due 30 DAYS IN ADVANCE OF YOUR ARRIVAL.
3. DEPOSIT: A refundable security deposit of $200 is charged. The property is inspected prior to arrival and after departure. Should any damage occur during your stay, please report to damage immediately. Any damages discovered, and not reported, garage door opener and keys not returned at departure, charge for changing locks, if keys are lost, and any extra cleaning (based on current housekeeping fees), will be automatically deducted from your security deposit. If there is an overage, you will be billed. Due to billing cycle, allow 60 days for return of deposit. Deposit will be held by Owners in a non-interest bearing escrow account. Deposit is not applicable to rent. GUEST MAY NOT DO THEIR OWN DEPARTURE CLEANING.
4. PETS: Are permitted in property by prior and individual agreement. Current vet certificates are required, including rabies, DHL/Parvo and Bordatella vaccines. Your promise of a flea/tick preventative program such as Front Line or Advantage is also required. An additional $50 pet fee is required for pets.
5. TENANT'S PERSONAL PROPERTY: The Owner is not responsible for loss or damage to Tenant's personal property, to include vehicles and property left in vehicles.
6. CHECK-IN: Please check in after 3:00 p.m. on your scheduled day. By special arrangement, you may arrive early.
7. CHECK-OUT: Check-out time is 10:00 a.m. Please leave keys and garage door opener in a pre-determined place. Tenant will be charged an additional day's rental if not checked out by 10:00 a.m. All late check-out's must be arranged in advance.
8. PAYMENT: Rent is due 30 days in advance of your arrival. Cash or personal checks are accepted for rental payment . Pay Pal which accepts all major credit cards is accepted with a 3% surcharge. There will be a $50 charge for all returned checks. If the rent and deposit are not received 30 days prior to the arrival, the reservation will be cancelled.
9. CANCELLATION POLICY: Required 30 days cancellation notice prior to your arrival date or the rent & deposit will be forfeited. If the property can be rented for the same time period, we will return your rent & deposit, less a 10% processing fee. The total amount of the rent will be forfeited unless the property is re-rented for the same period. If Tenant should vacate property earlier than the contracted date, there will be no refunds on rent.
10. NATURAL DISASTERS: If a mandatory evacuation is issued, you will only be refunded for the number of days of the evacuation.
11. REPAIRS: All repairs and maintenance problems should be referred to the owner. A repairman will respond as soon as possible, however, we cannot refund any monies due to equipment malfunction.
12. GARBAGE: Garbage must be placed in plastic trash bags, tied securely and placed in appropriate garbage bins. Garbage pick up is on Mondays and Thursdays.
13. REQUIRED STATE OF FLORIDA DISCLOSURES FOR TENANTS:
13.1. Tenant is given notice that the Anderson's are the Owner/landlord of the above described property.
13.2. Radon gas is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of Radon which exceed federal and state guidelines have been found in Florida.
13.3. As a renter of the property, the undersigned tenant certifies that they were provided with a copy of the foregoing notifications at the time of, or prior to, the execution of this rental agreement.
13.4. Agent's and Tenant's signature signify this Agreement to be bound by the terms and conditions set forth above.
14. Lost keys: There is a $100 charge to change locks if keys are lost.
15. Non-smoking properties. If smoking has occurred in a non-smoking property, an additional $200 will be deducted from the security deposit for cleaning. The tenant will be held responsible for additional fees for cleaning and deodorizing and the loss of deposit.
